I keep a close eye on these numbers in the areas I work as well as performing specific research for every listing I price and sell. Proper pricing is important but it’s not everything. Marketing is extremely important and this is where I excel! I have a team of support personnel whose duties include print and online advertising, sign production/installation and a number of other activities, all directed by me. Each listing is different and will be evaluated as such. A professional photographer will take photographs and create virtual tours to showcase the property online and in the full-color brochures and flyers that I’ll have created for the property. I’ll provide top placement on Realtor.com with a “Showcase” listing, the most popular place to search online (I also advertise all my listings on at least 8 other websites). Our yard signs are attractive and visible! I often receive numerous calls from qualified buyers just by having a sign in the front yard or on the balcony — it’s something that I feel is imperative (unless your homeowners or condo association forbid it — then there’s no sense in upsetting your neighbors!). I may hold open houses for the public or for other brokers, depending on the particular property and whether or not we need to solicit feedback on why the property isn’t selling.
I have been very successful in is selling properties that have not sold with other agents. Sometimes a stale and tired listing just needs a burst of energy, a marketing blitz and a fresh perspective. That’s what I offer and how I do business everyday!
There is a lot of talk about what an “awful” market we’re experiencing in the media. It’s true we’re not where we were several years ago; however, with a properly priced home and an excellent agent you’re bound to succeed in selling! Just two weeks ago I received a full-price offer on one of my listings after 8 days on the market. Doesn’t sound like such an awful market, does it?
